Check into how well they can be at managing a backup email address.

The best email list rental companies can keep their lists updated and accurate. One way that they do this is by having access to cell phone numbers. When marketing with your list, you will usually receive an email telling you that they have registered with you. Then, you can check your customer’s contact information to see who they were able to reach at the number they registered with. If you go to the rental company web page, then you can usually find out who registered with them and whether or not they have reached out to them yet. If they did not have an active email address to use, then they probably are not using the site at all. Then I would use the address I had found through the reverse search engines and try calling the number, or I would write down their name and write down the phone number, and go visit the rental agent’s office. Sometimes I will go to as many sites as I can, in an effort to gather all the information I need.

If you are going through this process with me, chances are good that I am using the incorrect address for someone, or the wrong customer service number. In this case, it is much easier to change addresses and phone numbers at this point, and then do everything else later. However, sometimes you won’t have any options and you must find out who owns these properties. You can always use the reverse email look up services, but they do charge an upfront fee.

If you want to find the best deals, I would recommend renting the property for a few nights, check out the area, and then make your decision. If you see an area that has a lot of property for rent, but nothing was returned when you were there, that could mean a few different things. Maybe the person renting didn’t leave a message, or maybe they don’t own that particular property anymore. However, if nothing returned when you were there, you should make your reservation for the next morning. Once you get to the rental office, you should already have your targeted email list and rental application filled out.

Now, you are at the front desk. marketing have done everything by the book, except you waited until the last minute. When you get to the desk, you see that there is another line of people behind you. The other people in line are probably the same people who were in line behind you seven hours ago. The rental companies will not rent to anyone with a history like that, so don’t expect to rent from these folks.

Instead, go back to the desk and make your reservations for the next day or two. Once you go to those sites, check out their contact information. Fill out the forms, and you will be well on your way to building an effective mailing list.
